I’m posting here because I noticed most 1 star reviews on Google get removed within a few days. I don’t want people to be fooled by their current 4.3 star rating.

I do not recommend renting any apartments that are managed by Guide Property Services. I reported a cockroach infestation, and I had to move out because multiple weeks had passed and they still did not send out any pest control services.

They tried to tell me that I would be charged a penalty for breaking my lease, but bug infestations are considered repair issues in Washington. If a landlord fails to begin repairs within 10 days, you are entitled to move out immediately without being charged for breaking your lease.

Landlords have 24 hours to begin repairs for hot or cold water, heat, or electricity, and 72 hours for plumbing and appliance issues. 10 days for other repair issues. Even one cockroach is enough to be considered an infestation.

If you’re a current resident, document everything in writing. Send repair requests in writing (text or email) instead of calling.

It has been exhausting dealing with their incompetent property managers, especially because they keep replacing them. Do not let them take advantage of you, they depend on tenants who do not know their rights. I saw reviews of people who broke their lease due to uninhabitable conditions. It seems like they are used to preying on uninformed tenants.

Tenant’s Options [RCW 59.18.090] If repairs are not started within the required time and if the tenant is paid up in rent and utilities, the following options can be used: Tenant can give written notice to the landlord and move out immediately. Tenants are entitled to a pro-rated refund of their rent, as well as the deposits they would normally get back.
