Is this a real image of Seattle?

Watching a video about Washington geography, and this image was used to discuss the elevation of streets following the Great Seattle Fire. As soon as it came up, it caught my attention and sounded some alarms for a bunch of reasons (the businesses built under the street, which I believe isn’t accurate to how they were situated, coupled with the lack of buildings directly in front of them; the buildings listed as “Pioneer Building” and “Occidental Hotel” don’t match up with the actual buildings as far as I can tell; and finally, it strikes me as a weirdly generic image in general; not to mention the fact that it’s in color, though that could just be a modern addition).

However, I’m not an expert so I’m asking if any of you have seen this photo and can attest to its veracity. I’m happy to admit ignorance if that’s the case, but I really feel like this is either AI or some Photoshop fakery.
