Seeking advice about Seattle rental regulations

I am currently renting and am on a fixed 1 year lease term that ends at the end of this month.

My landlord never gave us our lease renewal. My understanding is that landlords need to give a renewal notice or a just cause notice if they aren’t renewing your lease within 60-90 days before lease end.

In our lease it states that upon expiration of the lease, the “tenants rights to occupy the premises shall cease without right to extend. The agreement shall not convert to month-to-month.”

We tried calling our landlord to get our lease and they just haven’t sent it. They are notoriously behind and disorganized.

We recently learned about the stipulation that you are automatically month to month upon expiration of a lease term if your landlord accepts your next month’s rent within the city of Seattle.

Our hope is to go month to month which is why we haven’t called our landlords. I only recently notice the clause about our “right to occupy the premises shall cease upon expiration” but they did not provide the city-mandated 60-90 day renewal notice.

We weren’t able to call on Monday during the Tenants Union call hours so was hoping someone had insight on what we should do here.

My questions are:
1. Does Seattle law regarding 60-90 day notice supersede the lease for the “occupation of the premises” concern i.e could they come to us Aug 31 and ask for the keys
2. If Seattle law does supersede the above, does it also apply to going month to month

Any guidance here? Thank you!
