After working with buyers in the Bellevue market for years, I keep seeing the same surprises trip people up. Sharing these because most agents gloss over them:

  1. Pre-approval ≠ pre-underwriting. Many sellers in this market won’t take you seriously without full underwriting. Get fully underwritten before you make offers.
  2. Off-market listings exist. A meaningful portion of homes never hit Zillow. If your agent isn’t tapping their network, you’re seeing maybe 70% of what’s available.
  3. The “close in 11 days” thing is real for cash-equivalent financing — and sellers will take a lower price for speed. Know your leverage.
  4. HOA fees can swing your monthly payment by $400–$800. Run full monthly cost math, not just the mortgage.
  5. Foundation inspections matter more here than most of the country due to soil conditions. Budget for a specialist, not just a general inspector.
  6. Down payment grant programs still exist in WA and most first-time buyers have no idea. Worth a 20-minute conversation with a local lender.
