inspector found dry rot, seller wants as-is. how bad is this really? (seattle)

first time buyer here from texas where houses are made of concrete and spite. found a place in ballard that’s perfect except the inspection came back with dry rot behind the siding in multiple spots. seller is saying as-is or walk, and my agent is being weirdly vague about whether this is a deal breaker.

I literally don’t know what dry rot even means in practice, like is this a $2k fix or a $20k nightmare? the inspector said “significant moisture intrusion” but wouldn’t give me a number. everything i read online ranges from “no big deal” to “your house will collapse” so i’m stuck.

Is dry rot common enough in seattle that i should just factor it into the price and move forward, or should i run away? this market is insane and I don’t want to lose the house over something fixable but I also don’t want to buy a disaster.
