Rent-Setting Algorithm Bill in WA Senate Housing Committee

If you rent in WA state, chances are your rent is set by rent-setting algorithm software. Examples of these are RealPage AIRM, OneSite, Yieldstar, RENTMaximizer.

These algorithms analyze personal data from renters nationwide to set rental rates. There is currently a DOJ lawsuit against these types of companies.

WA SB 5469 would:

1. Prohibit the service provider from collecting certain data to provide recommendations regarding rental prices, lease renewal terms or occupancy levels for more than one landlord.
2. Prohibit landlords from contracting with service providers to receive the rent recommendations.
3. Authorize the AG’s office to enforce the violation of this law under the Consumer Protection Act.
