weyerhaeuser mineral reservation

I’m looking to purchase a single family home in bellevue, lake hills area.

From the title report, there is an exception saying

“Reservation of all coal, oil, gas and mineral rights, and rights to explore for the same contained in the deed

Grantor: Weyerhaeuser Timber Co., a Washington corporation

Note: Said deed provides for just and reasonable compensation for any injury to the surface of said Land in exercising their rights.

NOTE: This exception does not include present ownership of the above mineral rights

I checked the actual deed, they seems to have surface entry right as well, meaning they could access the minerals by drilling and digging within the property boundary.

Some people from the title company says it is pretty common in east bellevue, but my realtor told he had never seem this clause before.

Any one has seen something similar on their title? is it going to impact my land value and future resale? (the next buyer might hesitate because of the same concern I have)
